Victoria remains one of Canada’s most sought-after rental markets, despite signs that renters are becoming more selective in their housing searches.
According to RentCafe Canada’s Renter Interest report for the first quarter of 2026, Victoria ranked sixth nationally for renter interest, maintaining its position from the previous quarter.
The report found available rental listings in Victoria increased 63 per cent year over year, the largest increase among the country’s top 10 rental markets. At the same time, saved searches climbed 30 per cent, the highest growth rate in that category among the top 10 cities.
The increase in saved searches suggests prospective renters are actively monitoring the market and preparing to make housing decisions, even as overall browsing activity declines.
Page views of Victoria rental listings dropped 26 per cent compared with the same period last year, while the number of listings marked as favourites fell 20 per cent.
Researchers said the trend may indicate renters are moving more quickly from searching to securing housing, rather than spending extended periods browsing listings.
The report also points to growing housing supply across British Columbia. Apartment completions in the province increased 43 per cent in 2025 compared with the previous year, according to Yardi and Canada Mortgage and Housing Corporation data.
The additional inventory has helped expand rental options in Victoria, a market that has historically faced limited availability.
Victoria continues to attract interest from local renters as well as apartment hunters from the Vancouver area. RentCafe noted the city’s climate, lifestyle and proximity to Vancouver remain key factors driving demand.
Nationally, Moncton, N.B., ranked first for renter interest, followed by Hamilton, Ont., and Kingston, Ont. Victoria was the highest-ranked Vancouver Island city and one of two British Columbia communities to place in the top 10, alongside Vancouver at No. 8.
